In the first instance we meet with clients to gain a full understanding of the intended outcomes for the project. Armed with this information, we will carry out site specific research including site conditions, topography, budget and any sustainability or statutory implications. From this initial assessment we provide initial drawings which allow clients to envisage the finished project and to understand the commercial implications.

Using free hand sketches, technical drawings, computer generated 3D modelling, material boards and photo real visuals, we produce concept designs to help our clients refine the various design options. The initial concept design is produced in line with the requirements of the project brief and often includes outline proposals for structural design, building services and specifications.

We prepare all necessary drawings and supporting documents required for planning permission, as well as building regulations applications and submit them on behalf of our clients. We also liaise with local authorities for pre-application consultation prior to submitting any applications. In addition, we apply for listed building consents, licensing applications etc.

We prepare technical drawings, specifications, schedule of works, preliminary information and all accompanying documents to form tender packages. Tender packages are then issued to a selective list of contractors leading to the appointment of the most competitive, skilled and competent contractor for the project.

Once planning permission has been obtained, we often act as contract administrator for our clients. As Project Managers we ensure that the project is delivered to the agreed specifications, programme and budget. Where there is a specific project management need, we also work with other consultants.
